CMc: Construction Management, Constructor
This is a construction management contract where we hold all the subcontracts; we provide a total lump sum price upon receipt of bids from trade contracts then we are solely responsible for the successful and timely completion of the project.
This method provides the owner with our involvement early in the design & planning of the project. We work directly with your design professional to develop a schedule for the overall project. We provide estimates from the very beginning based on 'napkin sketches' and general vision. We update these estimates as the design progresses. We provide the owner with cost and schedule implications of various design scenarios so that informed decisions can be made.
At the conclusion of the design phase we solicit competitive subcontract bids from prequalified bidders and then provide the owner a firm, lump sum price for the work. The project then proceeds as normal construction contract.The advantages to the owner are better cost control, shorter overall project time, and better quality control of both the design and construction.
Design / Build
This approach is similar to CMc except we are directly responsible for the design as well as construction. This method is suitable when you as owner are fairly sure of your desired scope, budget and schedule. The advantages to the owner can be economy and speed; however it may not be appropriate for complex projects with an undefined or undeveloped scope.
Construction management, agency, is a construction management arrangement whereby we act as the owner's agent. The main difference between this and CMc is that the owner directly contracts with each individual trade contractor. This method is useful on very large projects where the scope and final budget are not completely defined or with owners who wish to be, and are capable of being, in direct control of the costs and construction process.
General Contracting/Hard Dollar Lump Sum Bid
Perhaps you have a project designed and simply need a great contractor to price it out competitively and then construct. This is a traditional, old school delivery system and wholly appropriate for many projects.

Whether you have one building or multiple facilities, we can analyze your maintenance needs and then set up a specific and systematic program of building maintenance performed on an annual basis: Filter changes, roof inspections, patching, spring startup of A/C systems, winter startup of heating systems, routine architectural maintenance, parking lot sweeping, sealing, cleaning storm drains, etc. We set up and schedule the subcontractors so you are assured that the work gets done.
We can finance your project through our banking partners and set up a long-term lease with you, in case you prefer leasing over direct ownership.
Alternatively, we can finance your project through a combination of bank funds and private investors. This option enables you to maintain an ownership position in your facility while taking on equity partners to complete the project financing.
